AV Architects + Builders creates custom homes that emphasize Vacation Style Living™, and they recently completed a home that showcases their philosophy. I had the chance to visit their newest design-build project at 1924 Pimmit Drive in Falls Church, Virginia, where I discovered that good things do come in small packages.
At less than 3,300 square feet on a ¼ acre lot, the 1924 Pimmit house addresses a shortage in the Northern Virginia housing market. The area features a wide variety of home styles, but AV noticed that one need wasn’t being filled: single-story living in a modern home designed for people seeking a smaller footprint. It isn’t too difficult to find single-story ranch and rambler style homes, but, according to Francisca Alonso, Owner and Co-Founder of AV, “We weren’t seeing any more recent homes designed for empty-nesters or young couples, starting on their first home.” AV located the site and used it’s Titania model to deliver a custom home that fit the bill.
The first thing I noticed about 1924 Pimmit was that, for a single-story living home, it wasn’t squat. The varying roof heights give the eye a pleasing array of clean, minimalist lines so the appearance is simple without being boxy. The materials used to build the house are all chosen for high quality, longevity and ease of maintenance, making sure the residents have a sense of being on vacation year-round without sacrificing outdoor space and proximity to all Falls Church has to offer. The front of the home features a two-car garage and an attractive, covered entry-way with a small porch and AV’s signature rain chain face the street, inviting entry without sacrificing privacy for the residents.
Entering through the front door, I encountered a soaring, two story hall, deliberately wide to create a immediate sense of space. The hall opens towards the great room where living, kitchen, and dining areas are arranged for maximum flow without feeling remotely cramped. The generous, oversized windows let in light from multiple angles, and the thoughtful layout of lighting invites a sense of intimacy in each dedicated part of the room. As with all of AV’s projects, the fixtures and appliances are high-end, well situated, and attractive. With a covered back deck, large enough to accommodate grilling and dining, the primary flow of the home encourages easy entertainment indoors and out.
Space is a theme with the home, with openness a constant that doesn’t sacrifice utility. In particular, the home solves a frequent problem in smaller houses – storage. An enormous pantry, multiple, well-situated closets and clever use of unobtrusive locations throughout the house mean that there is room to find a place for everything, and to keep everything in its place without creating disruptive clutter. “For this size home, some people look into condos, and we find that most modern condos simply don’t have enough storage space, or extra storage is located in a different part of the building,” says Alonso. With storage in mind, the garage is oversized, allowing for the installation of a workbench, additional storage or other utility rarely found in this size house.
Single-floor living allows people to age in place, and 1924 has plenty of thoughtful details to make the most of a forever home. With three bedrooms and two and a half bathrooms, there is room for a couple and plenty of guests. The owner’s suite is located in the back of the home, where its enormous en suite bathroom and walk in closet feel like they belong in a much bigger house. The guest rooms share a bath without sacrificing closet space. A semi-finished basement holds all the utilities, but it has been carefully designed for conversion into a live-in caretaker space should that need arise. For a young family, the basement is easily used as a play area. For Alonso, “We wanted to keep the living focused on the main floor, but the basement allows us to have a stairwell with a gorgeous light fixture and windows for additional light in the hall.”
In a hot sellers’ market, it is no surprise that this amazing house was snatched up within days of being listed. “We knew there would be interest in this offering because it is so unique to the area,” says Alonso. Unique, spacious, light and full of details to make for an easier lifestyle, this is another fantastic addition to the AV portfolio.
